A Volumetric Modular Construction (VMC) project has reached a significant milestone with the stacking of its first modules for a 20-storey tower project in north-west Sydney.
The 528-unit purpose-built student accommodation (PBSA) development in Macquarie Park will be Australia’s tallest VMC building when finished. The tower is being constructed by the Freecity Group which was established in early 2023.
Each module is fully fitted out with facades and is ready for installation, having been manufactured in China and delivered through Freecity’s modular integrator, Space Labs Australia.
VMC is a proven construction method internationally and is particularly suited to residential student accommodation with plenty of examples in Europe, parts of Asia, and North America.
Freecity says there are multiple benefits to the method: it delivers a higher level of build quality compared to conventional construction due to the use of computer numerical control (CNC) machinery and robotics during the fabrication process.
“VMC compresses the construction program significantly compared to conventional building methods, with multiple stages of construction running in parallel rather than in sequence,” Freecity stated.
Sustainability benefits include reduced waste, lower carbon emissions from on-site activity, and smaller environmental footprint. In addition, the modules can be reused or deconstructed for material use.
The Macquarie Park development is targeting a 5 Star Green Star Buildings rating and WELL for Residential Certification once completed.
